Terms and Conditions of Casa Real Invest

1. Booking Conditions

1.1. You can make a reservation in one of the following ways:

– directly through our online booking system;
– by email or phone;
– on-site at the premises.

1.2. After we receive and process your inquiry, if made by email or phone, you will receive a booking confirmation at the email address you provided.

1.3. To confirm your reservation, a deposit of 30% of the total booking value is required (the amount may vary), which must be paid in advance prior to check-in. We expect your payment within 5 business days after you receive the booking confirmation. The remaining balance of your reservation is payable upon check-in.

1.4. As a required guarantee deposit for bookings concerning package deals, holidays, and other special offers, an amount up to 100 (one hundred) % of the booking value may be determined at the discretion of „Casa Real Invest“. The customer must pay the specified deposit no later than 3 (three) days after receiving the confirmation (unless another deadline has been agreed upon).

1.5. Your reservation is valid and considered definitively CONFIRMED only after the specified deposit has been paid.

1.6. If the designated deposit is not paid within the described timeframe, the reservation will be cancelled.

1.7. For telephone bookings made on a "today-for-tomorrow" or "last-minute" basis, where prior payment of a deposit is not possible, the accommodation will be held until 18:00 on the check-in day.

1.8. A customer who has made a booking is deemed to be familiar with and in agreement with these Terms and Conditions. Bookings accepted by phone, email, or through our website are considered to establish a contractual relationship.

2. Payment Methods

2.1. Online payment by debit/credit card via V-POS for bookings made through the online booking system. Accepted card types: debit, credit, and business cards issued by Maestro, Visa Electron, Visa, Mastercard, and bCard. Transactions are processed through the Mastercard Identity Check and Visa Secure safety programs. We do not store any data of the bank cards used for payment on the website. In the event that a refund of an amount paid by bank card is required, it will be issued to the same card.

2.2. By credit or debit card issued by Maestro, Visa Electron, VISA, MasterCard, trans.card, Diners Club, Discover, bCard on-site upon arrival via a physical POS terminal. In the event that a refund of an amount paid by bank card is required, it will be issued to the same card (applicable for Maestro, bCard, Visa Electron, Visa, and MasterCard).

2.3 Cash payment – in Euro only.

2.4 By bank transfer (bank account details will be sent after the booking is confirmed).

3. Accommodation Rates

3.1. The price for the overnight stays is determined according to the current price list.

3.2. Casa Real Invest has the right to set prices that differ from those published in the price list for official public holidays or other explicitly specified periods.

4. Cancellation Policy

4.1. You can cancel a reservation you have made in one of the following ways:

– directly through our online booking system;
– by email or by phone.

4.2. In the event of a cancellation of a confirmed reservation, the terms of the tariff under which the reservation was made shall apply. The deposit shall be refunded if, and only if, the cancellation is made no later than 28 days prior to the check-in date.

4.3 In the case of a non-refundable reservation, any amounts paid towards the reservation shall not be refunded.

4.4 A reservation can be considered cancelled only after a confirmation has been issued by Casa Real Invest.

4.5. Casa Real Invest reserves the right to cancel a confirmed and paid reservation in the event of force majeure and other reasons beyond the control of the company. In such cases, the company:

– shall offer the customer accommodation for another period, maintaining the same terms and prices.

– shall refund the deposit paid by the customer, within a timeframe to be additionally specified.

5. Accommodation and Stay Conditions

5.1. Check-in is available after 15:30.

5.2. Check-in is carried out upon presentation of personal identification documents verifying the customer's identity. The data provided by you is protected under the Personal Data Protection Act and the regulatory acts governing information security, and is processed solely in connection with fulfilling the statutory requirements of the Tourism Act.

5.3 Upon check-in, the guest receives an access chip and a key with a tag, which can only open the specific accommodation assigned to them, as well as the entrance gates of the complex. This ensures access to the premises rented by the Customer in Casa Real until the Departure Date. The guest is obliged to return them to the reception upon checking out of Casa Real; in case of loss, a fee will be charged.

5.4 Check-out from rooms and apartments must be completed no later than 11:00 on the day of departure.

5.5 If you wish to request a late check-out, it is necessary to receive confirmation from the complex and to inquire about the applicable fee.

5.6 In order to be provided with a complimentary baby cot, the Customer must mandatory specify this need when submitting the reservation request and indicate that the booking includes the accommodation of a child under 7 years of age.

5.7 Pursuant to Bulgarian legislation, smoking of any tobacco products, including but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is not permitted in any indoor areas of the complex, including guest rooms, corridors, the restaurant, bars, or any other public indoor zone. Smoking is permitted only in designated areas.

5.8 Guests are required to protect the property of the complex. In the event of damage, compensation is due. Under certain circumstances, Casa Real Invest reserves the right to refuse future accommodation to the same guest.

5.9 In the common areas, relaxation zone, bar, and restaurant, guests and visitors of the complex must not disturb the peace of others. In the event of significant violations, „Casa Real Invest“ reserves the right to terminate the stay of the respective guest and refuse them future accommodation in the complex.

5.10 Customers using the services of Casa Real Invest must be of legal age according to Bulgarian legislation (having reached 18 (eighteen) years of age). Children are admitted only if accompanied by their parents or other legal representatives.

5.11 Customers are obliged not to leave their children unattended on the territory of the complex.

5.12 Pets weighing up to 10 kg are allowed on the territory of the complex. Pets must be walked only outside the complex. Throughout the entire area of the complex, animals must be kept on a leash of a length that ensures confident control over them, or carried in arms. Owners are obliged, if necessary, to immediately clean up after them themselves or at their own expense.

5.13 Parking: parking spaces at the complex are limited and subject to an additional charge – 1 parking space costs 10€ per night. They are provided only upon prior request and confirmation via email or phone – maximum one parking space per reservation/apartment. The request for a parking space must be made on the day the reservation is placed. Guests accept that they park their vehicles at their own risk.

5.14 Housekeeping and „Do Not Disturb“ Policy: For the safety and privacy of our guests, occupied rooms displaying a „Do Not Disturb“ sign will not be serviced unless guests give explicit permission or request service. All rooms and apartments are equipped with „Do Not Disturb“ signs. When the „Do Not Disturb“ sign is placed on the door handle and is visible to us, staff members will be alerted not to knock or enter the room, and your room will not be serviced.

5.15 Fair and Appropriate Wi-Fi Use Policy: We provide free Wi-Fi throughout the complex. Guests agree to use this internet access in good faith and in an appropriate manner. The internet access provided is intended for general use, such as accessing the World Wide Web. Accessing illegal activities or using our network for illegal activities is prohibited and will be reported to local authorities.

6. Safety, Prohibitions and Security

6.1 Video Surveillance: Public areas are under video surveillance for the safety of our guests and staff.

6.2 It is strictly forbidden to carry flammable items, explosives, weapons, toxic substances, and drugs.

6.3 Gambling or other actions that contradict good manners or cause inconvenience to other guests are not welcome.

6.4 We maintain a no-parties policy in the rooms and apartments. Unacceptable noise levels or inappropriate behavior are not allowed in the complex. Non-compliance with this policy may lead to the termination of the guests' stay without compensation or refund for the remainder of the stay. Future accommodation may also be refused.

6.5 Casa Real Invest does not tolerate unacceptable noise levels or behavior from guests, arrogant behavior by individuals in an obviously intoxicated or chaotic state that destroys or threatens to destroy the property of the complex, as well as disturbances of public order. In the event of a refusal by the guests to comply with the requirements, the complex reserves the right to terminate their stay without bearing any liability for refunds or compensation. Future accommodation may also be refused.

7. Accessibility

Please note that the territory concerning the beach area has displacement (uneven terrain) and is not suitable for people with disabilities; access is via stairs. The complex is located on the beachfront and borders the sandy shore.

8. Damage and Lost Property

Upon check-in, a deposit of 100 € in cash is required, refundable upon check-out in the absence of violations. If the deposit is insufficient to cover the damages incurred, we reserve the right to additionally charge the lead guest for any damages caused during your stay by any member of the booking party. This includes breakages, spills, stains, damage to furniture, or fixtures and fittings. All accidental damages must be reported as soon as possible to minimize damages and associated costs. Lost access chips, keys, and tags will require a replacement fee. Any property lost by guests during their stay, if found and handed in, will be stored for a period of 1 month.

While we will make every effort to return lost items to their owners, we accept no liability for the replacement of lost items and encourage guests to ensure they have all their belongings before leaving. We may offer to send lost items via a reputable delivery service at the guest's expense.

9. Privacy Policy

9.1. Check-in at the Casa Real complex is carried out upon presentation of personal identification documents verifying the identity of the guests. The data provided by you is protected under the Personal Data Protection Act (GDPR) and the regulatory acts governing information security, and is processed solely in connection with fulfilling the statutory requirements of the Tourism Act.

9.2. Casa Real Invest has the right to collect and use information regarding its users when they register or make a reservation. The information by which a user of the website www.casareal.bg can be identified may include first name, middle name, last name, address, telephone number, email address for correspondence, and any other information that the user provides upon making their reservation, as well as any other data that the user enters or provides when requesting, receiving, or using the services provided.

9.3. Casa Real Invest undertakes not to disclose any personal information about the user and not to provide the collected information to third parties – commercial companies, natural persons, and others, except in cases where:

– the information is requested by state authorities or officials who, under current legislation, are authorized to request and collect such information in compliance with legally established procedures;

– in other cases specified by law.

10. Cookie Policy

10.1. By visiting the website www.casareal.bg, users agree to cookies from the website, its partners, and the advertising platforms used by it being placed on their devices.

10.2. If the user does not wish to have cookies placed on their device, they can do so through the settings of the software (browser) with which they open this website www.casareal.bg; in this case, however, the full and accurate functioning of the website cannot be guaranteed.
